About the Watersound Camp Creek community:

Watersound Camp Creek, consisting of up to 263 lots at buildout, is a new community adjacent to the Camp Creek Golf Club. This gated community will be rental restricted and feature estate-size lots in a natural setting.

Owners will enjoy membership a Watersound Club membership which features a variety of amenities and activities, including access to the WaterSound Beach Club amenities.

The new Watersound Camp Creek community is currently being developed adjacent to the Camp Creek Golf Club. The community is located south of US Hwy 98 and north of County Road 30-A on South WaterSound Parkway.

The community offers convenient golf cart access to the new lifestyle village currently under construction at the Camp Creek Golf Club as well as to the new Watersound Town Center at the Watersound Origins community.

Watersound Club® Opportunity:

A Watersound Club private membership provides access to a diverse offering of amenities and privileges. Membership levels are available and access to amenities and privileges is based on the selected membership level. Club membership is mandatory with lot ownership in the Watersound Camp Creek community. Once you take title to your lot, you will be obligated to pay monthly club dues. Yes. Even though Club membership is mandatory with the purchase of a Watersound Camp Creek lot, you will be required to apply for and be approved for the membership. When you submit your Lot Purchase Form, you will receive a membership application from the Membership Office and you will receive the contract documents package from us. You or the Seller may terminate the sales contract if the membership qualifications are not met and your deposit will be returned.

State Registrations:

If you reside in a state that requires us to be registered for real estate sales specifically in that state (Alaska, California, Colorado, Minnesota, Nevada, New Hampshire, New York, North Dakota, Oklahoma, Oregon, Rhode Island, South Dakota, West Virginia), state law prohibits us from engaging in sales discussions directly with you while you are in your state of residence.

Yes, if you live in one of the closed states, you must be physically located in Florida in order to participate in the sales process for any of these lots.

If you are physically in Florida during the lot release, offer and contract signing process, we can communicate directly with you regarding a potential transaction. Likewise, if you are working with a local representative or local real estate agent, we can communicate with your representative, however, state law prohibits us from communicating directly with you while you are in your home state.


Purchasing a Watersound Camp Creek Lot:

The most up to date Information about the lots and the community can be found on our website. To continue to receive the most up to date details, you or your Florida-based real estate agent or representative should sign up for more information.

The Watersound Camp Creek lots will be sold directly by the developer through this website and some lots may be listed in MLS.  You or your Florida-based Real Estate Agent may submit a non-binding offer to purchase a lot through this website or through the contact information provided in the MLS listing.  Prior to submitting your offer, please read all of the Important Documents and information provided about the Watersound Camp Creek community and lots.  You will be required to confirm that you have done so when completing the offer form and/or when completing the contract package.

The lots will be released in small groups of lots and the timing of the releases will be based on market demand.  All site plans, contract documents and community documents are available in the Important Documents section for your review and due diligence prior to the requirement to submit any offers. The lot pricing for any lots currently available are listed on the Pricing Sheet, and all offers may be submitted through the website on the Offer Submission Form or through the contact information provided in the MLS listing.

 Everyone, either directly or through their local representative or sales agent, is welcome to submit an offer for a lot through the Offer Submission Form on the website or through the contact information provided in the MLS listing.

The Homesite Pricing list provides sales price information on the lots.  The Offer Submission form has the lots and lot pricing already populated in a drop-down menu.  Any offers received that are below the  homesite price listed for each lot will not be considered.

The lot offers will be processed in the order in which they are received.  If you are the first to submit an offer on a particular lot, the chances are high that you will receive a contract on the lot.

You may submit offers for multiple lots. However, one form must be submitted per lot offer, and we may limit the number of lots that one person or entity can purchase at this time.

The number of lots that one person or entity can put under a purchase agreement may be limited to one lot per person or entity. However, based on the level of interest, there may be opportunities to purchase multiple lots, and there will certainly be opportunities to enter into purchase and sale agreements on additional lots in future releases.

Yes, however, in the instance of a company or LLC, the purchase agreement must be signed by an authorized signor of the company, LLC or trust. When completing the online form, please insert the full name of the company, LLC or trust in the first name block and the full name of the officer, managing member or authorized signatory in the last name block.

You will submit your contact information through the online Offer Submission form. If your offer is accepted, we will contact you or your representative or agent via e-mail with the actual purchase agreement and next steps. Once you receive the contract package, you will have 24 hours to return the signed purchase and sale agreement and the earnest money deposit.

In a separate communication, the Membership Office will send you the membership application. You should submit your application for a membership to the Membership Office at the same time that you return the contract documents to us.  If you do not submit your application for a membership within 24 hours of receiving it, your purchase agreement may be terminated as a Watersound Club membership is a requirement for Camp Creek lot owners.  

If an offer has already been submitted & accepted for the lot you want, you may consider entering into a back up contract or you are welcome to consider other lots that may be available. In addition, you can participate in future lot releases.

A back up contract is a binding purchase and sale agreement where the buyer agrees that they are not obligated to close on the lot until they are notified that the primary contract has been terminated. Back up offers may be accepted at any time. Any back up contract holder will be required to place a 10% deposit in escrow, which will be returned to the back up contract holder should the primary contract move forward with closing. Once the lot sale closes with the primary contract buyer, the back up contract is terminated and the deposit is returned. However, if, for any reason, the primary contract should not close or be terminated by either party, the back up contract holder will be notified that they are no longer the back up contract holder, and they will become the primary contract holder and will be expected to close on the purchase of the lot in accordance with the terms of the purchase and sale agreement.

The purchase and sale agreement calls for an earnest money deposit of 10% of the total lot purchase price. The total lot purchase price includes the sales price of the lot and the water and sewer impact fees and the irrigation system connection fee. You will be notified of the exact amount of deposit due at the time of signing the purchase and sale agreement. The earnest money deposit should be made by wire transfer at the time of signing the purchase and sale agreement.  Wiring instructions will be included with the contract package.

Wiring instructions will be included with the contract documents. You will need to call the escrow agent as indicated on the wiring instructions to confirm the account. It is important that you also include a reference for the lot number with your wire so that the escrow agent can apply the deposit to your purchase agreement.

No. There are no requirements to start construction by a specific date, but once you do start construction on your home, you have 12 months to finish..


Additional Questions:

A vacant lot may be leased. Once your home construction is completed you may decide to lease your home.  If you decide to lease your Camp Creek lot or home, you must do so consistent with the provisions of the Covenants and Restrictions of the community. You must notify the Association and provide the Association with any documentation it may request. Once the Association acknowledges the lease, your tenant may apply for a tenant membership in the Club.

The Club membership that you acquire with the purchase of a Camp Creek lot may not be leased on its own. Instead, you may decide to lease your vacant lot to a tenant. If you decide to lease your Camp Creek lot, you must do so consistent with the provisions of the Covenants and Restrictions of the community, and the lease must be for a minimum 12-month term. You must notify the Association and provide the Association with any documentation it may request. Once the Association acknowledges the lease, your tenant may apply for a tenant membership. The tenant membership will automatically terminate when the lease terminates.

If you are working with a Florida-based Real Estate Agent or representative, your Agent or representative can submit the offer for a lot during the Release Period on your behalf. If the offer you authorize during the Release Period is accepted, Your Agent or representative will be the point of contact for receiving the purchase and sale agreement as well as coordinating with you to remit the earnest money deposit and the subsequent closing. At closing, the developer will pay a co-broker commission in the amount of 2.5% to your licensed real estate agent in accordance with generally accepted co-broker commission practices.

The roads are fully paved throughout the community.  At this time, the entry gates are not installed and all areas of the residential neighborhood are accessible.  Access to the Watersound Amenities at Camp Creek will be limited while construction is ongoing there.  Keeping in mind that several homes are currently under construction, all of the lots are accessible by paved roads.

You may have a land surveyor perform the lot survey at any time after the contract is signed and the 7-day recission period is passed.  All of the lot fill has been completed, and we will have our geotechnical consultant perform compaction testing on any fill that our site contractor has installed on your lot.

Once you take title to your lot, it will become your responsibility to maintain any silt fencing or other erosion control measures that may be installed on your lot. You are also responsible for installing and replacing any deteriorated erosion control such as silt fence on your lot to prevent or limit erosion of the lot onto the adjacent property.

You may start construction once you have received your building permit from Walton County. Prior to and throughout your home construction process, you will be responsible for maintaining erosion control measures on your lot until construction is complete and it is fully landscaped. After completion of construction, you will continue to be responsible for repairing any erosion that may occur on your lot and any impact to surrounding lands as a result of erosion from your lot.
